The Lake House, Thicket Road, Crystal Palace Park

A heritage-led redevelopment bringing new life to Thicket Road, this project replaces an outdated building with a refined four-storey development of eight high-quality apartments within the Crystal Palace Park Conservation Area. Designed to restore the architectural rhythm of the street, the scheme draws inspiration from the surrounding Victorian and Edwardian homes, featuring stock brick façades, white stucco detailing, large sash windows, and a classical entrance complemented by contemporary standing seam zinc dormers. The development provides six two-bedroom and two one-bedroom apartments, each with private amenity space and access to a shared landscaped garden. Inclusivity is central to the design, with a wheelchair-accessible unit and Part M compliant access routes ensuring accessibility for all. Coreys Cottage is a Grade II Listed property which dates back to the late 16th century, it is recognised as one of the oldest properties within Stevenage by conservation experts. The belief is that the house was once the residence of the millers, back in the days when the windmill stood adjacent. We succesfully obtained planning permission, listed building consent and a full plans approval with building control, bringing the property up to the 21st centuary.
