Do I need a planning appraisal?
An initial planning site appraisal is frequently beneficial for clients who want to grasp the planning policy stance, constraints, and opportunities concerning their site for potential development. Typically conducted before purchasing a site, this appraisal offers valuable insights into the feasibility and potential of the project.
One common type of planning appraisal we undertake is a ‘planning feasibility study’, which is a high-level site appraisal that explores the following criteria, essential to understand whether planning permission is likely to be granted on a site. This is broken down into the following categories:
Site location: Overview of the site itself, looking at surroundings, access, site features, sustainability and landscape.
Planning history: A review of the sites planning history, including any onerous conditions, which may be attached to the property. This would also include any other relevant planning history e.g. adjacent sites or similar schemes.
Policy designations: A review the Local Plan proposals maps for any policy designations plus also research for any flood risk, Pubic Right of Ways, Tree Preservation Order’s, heritage assets etc, which could impact the site.
Planning policy: This would require reviewing relevant local and national planning policies tailored to the site and the aspirations you are intending to achieve.
Emerging Local Plan: Understand the position of the emerging Local Plan and any emerging policies of relevance and significance.
Site assessment: This would be the section which takes into account all the above and advises on whether the site has planning potential or not including, key considerations, opportunities and constraints. It would also advise on whether to pursue the site or not and the most appropriate strategy to achieving consent.
